Do I have to pay to respond to properties?
No. You can create a free account and respond to all properties.
We are paid by the landlord. You do not pay anything to rent a property.
What is the difference between a basic account and the Housing Service Package?
Basic account (free):
- Respond to all properties
- Participate in application rounds
- Weekly update with available properties
Housing Service Package (optional):
- Daily updates with new listings
- Access to videos and floor plans
- Additional information about the property and surroundings
- Save properties as favorites
- English translation of the rental agreement
- Support after the rental process
- Free assistance from our service provider for utilities such as energy, internet and insurance
Important: the type of account has no influence on your chances of getting a property.
Do I have a higher chance with a paid account?
No. All candidates are presented to the landlord in the same way.
Can I respond without an account?
No. You always need a (free) account to respond.
Responding to properties
How do I respond to a property?
Click on "I want to rent this property" and fill in your details.
You will automatically participate in the application round.
What is an application round?
An application round is a period (usually 48–96 hours) during which everyone can respond to a property.
After this period, all candidates are presented at the same time and the landlord makes a selection.
Does responding quickly increase my chances?
No. Within the application round, the timing of your response does not matter.
Is there a maximum number of candidates?
No. Everyone who responds is presented to the landlord.
Can I respond to multiple properties at the same time?
Yes, this is no problem.
What happens after I respond?
After the application round, all candidates are forwarded, the landlord makes a selection, and you will receive a message.
Information and viewings
Can I view a property before I respond?
No, this is not possible.
You can view the property through photos and description. Depending on your account, you may also have access to additional information such as videos and floor plans.
If you are selected by the landlord, you will always have the opportunity to view the property physically. You will have approximately 72 hours to visit the property and decide whether you want to rent it.
Why do you not offer viewings in advance?
We work with application rounds to ensure equal opportunities for everyone. All candidates respond within the same period and are then presented to the landlord at the same time. This prevents properties from being assigned based on who can view first.
In practice, it is also often not possible to organize viewings with multiple candidates. Current tenants usually do not allow this due to privacy and disruption in their home. This approach also prevents you from taking time off or travelling to Maastricht without knowing if you will be selected.
If you are selected, you can still view the property and you will have approximately 72 hours to decide.
Can I still view the property physically?
Yes. If you are selected by the landlord, you will always have the opportunity to view the property before making a final decision. You will have approximately 72 hours to do so. Within this period, you can visit the property and withdraw without obligations if it does not meet your expectations.
Selection and allocation
How is it decided who gets the property?
The landlord makes the final decision. After the application round, all candidates are presented at the same time. We do not make a selection.
Do I have a higher chance with a paid account?
No. The type of account has no influence on the selection. All candidates are presented to the landlord in the same way.
Can the landlord see which account I have?
No. There is no distinction between account types in the overview shown to the landlord. All candidates are presented in the same way.
A service package does not affect the selection, but it does offer additional benefits for you as a home seeker. For example, quicker insight into new listings, extra information such as videos and floor plans, and support during and after renting.
When will I hear if I am selected?
You will receive a message after the application round. We aim to inform you as soon as possible once the landlord has made a decision.
What happens if I am not selected?
You will receive a message and can continue to respond to other properties.
Can I increase my chances?
Make sure your profile is complete and accurate. For example:
- a clear motivation
- complete information and documents
This helps the landlord make a well-informed decision.
Are all candidates forwarded to the landlord?
Yes. After the application round, all candidates are presented without selection or distinction from our side.
Documents and profile
Do I need to provide documents?
Yes. To present you properly to the landlord, we ask for additional information such as:
- identification (for example passport or ID-card)
- income details or proof of enrolment
- a residence permit or visa (if you are from outside the EU)
When do I need to provide my documents?
You provide these when you respond to a property. Make sure your information is complete so you can be included in the application round.
What happens if my profile is incomplete?
An incomplete profile may affect how well the landlord can assess your application. We therefore recommend completing your information as much as possible.
What information is shared with the landlord?
We only share relevant information, such as:
- name and contact details
- motivation
- submitted documents
All candidates are presented in the same way.
How do you handle my data?
Your data is only used to present you to the landlord and to support the rental process. We handle your data carefully and only share it where necessary.
Contract and rental period
From when am I required to rent the accommodation? Can I reserve a property?
It is not possible to reserve a property.
The accommodation must be rented from the offered start date. You can choose to move in later, but the rent will start from the commencement date of the rental agreement.
What happens if I am selected?
You will receive the rental agreement and the opportunity to view the property physically. You will then have 72 hours to visit the property and decide whether you want to rent it.
When do I need to sign the rental agreement?
Within the agreed period.
Is it possible to rent the accommodation for less than a year?
The minimum rental period is usually one year. If you want to leave earlier, this is possible if you, we, or the landlord find a new tenant. Your contract will end when the new tenant's contract starts. Some landlords may charge a fee (usually minimum of half a month's rent).
What do I need to pay before receiving the keys?
Before receiving the keys, you must:
- sign the rental agreement
- pay the first rent
- pay the deposit (if applicable)
- sign the inspection report (digital)
Keys and inspection report
When will I receive the keys? Can I receive them earlier?
You can receive the keys from the start date of the rental agreement, provided that:
- the rental agreement has been signed
- the inspection report has been signed
- all payments have been completed
If the start date is not on a business day, the key transfer will take place on the next business day.
Please bring a valid ID when collecting the keys.
How does the check-in process and reporting of defects work?
Before collecting the keys, you will receive the check-in report by email. You must sign this digitally before collecting the keys.
After the start of your rental period, you have 14 days to report any defects to the landlord or property manager.
This ensures the initial condition of the property is recorded and prevents you from being held liable for existing damage.
