When do I have to pay the monthly rent?

The rent must be credited to the account of the landlord or property manager no later than the 1st day of the month for which the relevant rental payment is intended.

To which bank account should I transfer the monthly rent?

The rental contract specifies to which IBAN bank account number and which payment reference you should state when transferring the rent.

Pay the rent on time
Avoid unnecessary costs and pay the rent on time. Can't pay the rent? If you have problems with rent payments, please contact your landlord or property manager immediately. Payment problems do not disappear on their own but together we can see how the problem can be solved. Don't wait longer than necessary as large rent arrears are difficult to pay off.

What should I do if I receive a reminder / notice?

First payment reminder
If the rent is not paid on time or in full, you will receive a payment reminder from your landlord or property manager, please ensure that the rent is paid as quickly as possible by following the instructions on the reminder.

Second payment reminder (reminder)
If the rent payment has still not been paid or has not been paid in full after the first payment reminder, you will receive a reminder in which the overdue amount will be increased with penalty interest. Follow the instructions on the reminder and pay the entire outstanding amount immediately. If full payment is not made the claim will be handed over for collection. Collection costs will then also be charged on top of the outstanding claim.

What should I do if I receive a letter from a debt collection agency?

You will receive a letter from the collection agency if, despite the payment reminders and dunning letter, you have still not paid the rent due or have not paid it in full. The collection agency will compile a file and give you another opportunity to pay the rent plus the penalty interest and collection costs within the period set by the collection agency.

Legal action
If no payment is made within the period set by the collection agency, the file will be handed over to a bailiff for further legal action. All further costs incurred will also be at your expense. In addition, requested will be made to terminate your rental agreement.

How is my rental price structured?

The rental contract contains a specification of the monthly payment you owe. This specification clearly shows: the basic rent, the advance service costs (whether or not specified where applicable to GWE and other service costs).

How much can the basic rent be increased annually?

Is it possible to receive housing allowance for my new home?

You are eligible for housing allowance if your rent is too high compared to your income. This applies to both rental properties owned by a corporation and those owned by a private landlord. In addition, there are a few conditions that you must meet.

  • You are 18 years or older;
  • You have Dutch nationality or a valid residence permit - this also applies to any co-resident;
  • You are registered with the municipality at the address for which you want to apply for housing benefit;
  • You have rent an independent accommodation, so you have your own entrance door, kitchen, shower and toilet;
  • Your basic rent may not exceed the rent allowance limit per month;
  • If you are younger than 23, a lower rent allowance limit applies;
  • Your assets are lower than the asset limit;

If a home is eligible for rental allowance, we will place this under details: 'rental allowance possible'. However, this is no guarantee that you will actually receive housing allowance as this remains dependent on external factors and we refer you to the Tax Authorities' website for more information.
